It feels very private and there is a large flat backyard with newer wood fencing and a storage shed (wired for power). Between the huge front area and larger backyard, there is ample room to garden and entertain. #40 is in a prime location, within the park, and is close to the clubhouse, pool/spa, and mailboxes.
