EXTREMELY RARE FIND- Approximately a quarter mile southeast of Placerville along the southern bank of the San Miguel River is nearly 19 acres of ground that is a Patent Mining Claim described by a metes and bounds description. In the past, this property was used for mineral extraction and the forme...r mining would still be permissible ONLY IF it was permitted by the County. The mining portal still exists near the northeast corner of the property which further allows access into 600' of the hillside to a natural artesian water spring. With ¼ mile of river frontage, this parcel is mostly steep mountain terrain, but if an owner would like to develop it, it appears there are 2 or 3 suitable building sites. Currently vegetated with fir and pine trees, native grasses and shrubs, to improve a building site would require approved access from CDOT off the Highway and then building a bridge across the San Miguel river to the sites.
