Small lot for a small price. Located on a paved and maintained county road. Why so cheap? A few reasons. 1. The lot is too small to fit a septic system on, you'd need to buy neighboring parcels to be able to do that. 2. Cedarpines Park Mutual Water Co has a moratorium on new water meter issuances. T...hat means you won't be able to get a water meter which means you won't be able to build. Contact the water co. for more info on that. 3. The lot is small and a steep up-slope. 4. Camping is NOT allowed on SFR zoned parcels in SB County. So there are 4 good reasons not to buy it. Why buy it? Maybe you own a neighboring parcel and want to expand your lot size. Possibly you hold hopes that some day the moratorium might end and you want to get a lot for cheap in that event.. As a 3rd and final option, maybe you're just glutton for punishment and plan on ignoring all the things I just noted above. Whatever your situation you're welcome to drive by the lot.
