ADDITIONAL INFORMATION

Looking for a unique property that offers a new lifestyle? With 1.88 acres, 248ft waterfront, 2 unfinished houses & a cabin, a new concrete foundation & 2 dock pilings; this property gives you choices! Build sweat equity & finish to your tastes then start a lodge. Or buy with friends & family for a shared vacation or prepper's haven! Off-grid, water accessible & no property tax! Stunning views! Located in a cove on the west side of Wadleigh Island off Prince of Wales Island, the property looks out over some of the most stunning open ocean views, studded with mountains and islands, breaching whales & soaring eagles. The world's best fishing & hunting is right on your doorstep as is all the peace and privacy in the world! The west side of Wadleigh Island is usually an idyllic summer vacation spot, but a few people do live year round. It is about 25 minutes via boat to either Craig or Klawock dock. Originally planned to be a lodge, there is a great deal of value here. The interior of each building is unfinished, so step in now and shape it to your needs! There are 3 buildings. The newest, built in 2017 is the lodge house. The lodge house has a great room with high ceilings & a wide covered deck. It has 4 double bedrooms each with two queen size beds, a full bathroom & a large built-in closet. The cabin is close next door, and was planned to be the cook's residence. It has an enclosed outside area for cook ups & BBQs, a large kitchen with a classic kitchen woodstove & pantry, lots of storage and a loft. It was designed to be the staff quarters for the lodge, but is a complete cabin on its own. The third building (known here as the second house) was a two story float house, now on a foundation with concrete footings. This house has a bathroom on each level, 2 bedrooms downstairs, and one more upstairs. Next to the second house is a large concrete perimeter foundation, planned for a shop. There are also two steel pilings so a new dock has been started for you! This is all under construction so all the buildings need a good deal of interior finishing work. However there is a ton of value here! There is roughly around 4000sf of interior space, each building is on concrete footings & the concrete perimeter foundation is awaiting your plans. There are 3x 3,000 gallon water tanks, a shared commercial leach field, an off-grid power system, two galvanized steel pilings and some floats for your future dock. Other extras include some furniture, tools & appliances. With approximately 4000sf in 3 buildings this is a great property to buy with family or friends. It's likely not bank financeable as it is unfinished but the sellers said they may consider owner financing if someone had a very substantial down, perhaps 50%. Get together for working vacations and use sweat equity to build your assets. This is a stunning location for summer vacations, watch the whales breech nearby and there is amazing fishing, hunting, and kayaking! It really could be a dream vacation haven and everyone could have their own space! Or build up as a lodge and as a tax deduction, the location and set up is truly perfect! Another option is as a prepper's paradise. Worried about the way the world is going? West side Wadleigh Island is the perfect place to sit out the craziness. Remote enough to be well out of the way, if you do have to get to town, it is only approximately 25 minutes by boat. But this route is weather dependent and knowledge of the local waters is necessary so unwanted guests are unlikely. And with that many buildings to can share, the sky is the limit! There is a lot of finishing work and clean up to be done, but with the hardest parts done for you and so many great options, you can shape this unique property to become your new little piece of heaven. And heaven it is, spend one summer afternoon on that gorgeous beach and you won't ever want to leave!
